One of the questions I’m asked most often is, “Is now a good time to buy or sell?”
My answer usually surprises people. The market isn’t good or bad—it simply is. Markets aren’t emotional. People are.
The real estate market moves through cycles, just as it always has. Interest rates change. Inventory rises and falls. Consumer confidence shifts. Employment changes. Migration patterns evolve. These factors influence the market, but they don’t make it “good” or “bad.” They simply create different opportunities for different people.
There are certainly regions of the country experiencing extraordinary demand as people continue relocating from higher-tax states in search of lower taxes, warmer weather, and a different quality of life. Those areas have seen price spikes that don’t necessarily reflect what is happening across most of the country.
Here along the Emerald Coast, our market behaves much like many established markets that aren’t driven by unusual circumstances. It shifts. It adjusts. It rewards those who are prepared rather than those attempting to predict it.
One of the current misconceptions is the belief that waiting will create the perfect opportunity.
Many buyers tell me they’re waiting for interest rates to come down. Many sellers are waiting for prices to climb higher. The reality is that you generally don’t get both advantages at the same time.
Typically, buyers will experience one of two scenarios: lower interest rates paired with higher home prices, or higher interest rates paired with lower home prices.
Could there be a brief moment when both rates and prices are low? Absolutely. Can anyone accurately predict when that moment will occur? Only if they can also predict the winning Powerball numbers.
The truth is, nobody consistently times the market. Successful buyers and sellers prepare for it instead. The people who consistently make great real estate decisions share five common characteristics.
They are Patient, Prepared, Prosperous, Positioned, and ready to Pounce.
Patience means understanding that opportunity doesn’t arrive on your timeline. Preparation means having your finances, documentation, and current home in order before opportunity knocks. Prosperity means having the financial ability to act without unnecessary obstacles or contingencies. Positioning means knowing exactly what you’re looking for and recognizing value when it appears. Finally, when the right opportunity presents itself, you pounce. Take the kids, the dog, the cat, grandma, and leave the rest.
Hesitation often costs more than making a well-informed decision. The buyers who secure exceptional opportunities usually aren’t the luckiest people in the room. They’re simply the ones who were ready when everyone else was still deciding.
Locally, we’ve seen different segments of the market moving at different speeds. The single-family home market has remained relatively strong, while the condominium market has softened. Visitors continue to enjoy our beaches and our community, but fewer are choosing to buy investment properties, creating opportunities for local investors willing to look beyond today’s headlines.
If you have those five qualities in place, I believe there are opportunities in today’s market that didn’t exist just a few years ago.
For homeowners planning to sell and purchase another property, waiting isn’t necessarily a winning strategy. You’ll likely trade one market condition for another.
